About Colindar App

What is Colindar App?
Colindar App is a specialised application for managing common area bookings in Homeowners Communities. It works on any device (Android, iPhone, tablet or computer) and being cloud-based, you always have real-time updated information. Over 500 communities already trust us to manage their pools, padel courts, gyms, function rooms and any shared space.
What devices does Colindar work on?
All of them. Colindar is cross-platform: it works on Android phones and iPhones via native apps, on tablets and on any computer through a web browser. Being cloud-based, you do not need to install anything on your computer or worry about backups. All information syncs automatically and is available from anywhere.
What types of common areas can I manage?
Any shared space that needs scheduling or access control: swimming pools (with capacity control), padel and tennis courts, gyms, function rooms, barbecue areas, coworking zones, meeting rooms, visitor parking… If your community has a space that needs organisation, Colindar can manage it.
Can I try Colindar before subscribing?

For residents

I am a resident — how do I book a common area?
Very simple: open Colindar on your phone or browser, select the facility you want to use (pool, padel, gym…), choose an available day and time, and confirm. The whole process takes less than 10 seconds. No more calling the concierge or depending on the community president to get a booking.
Do I need to install an app on my phone?
It is not mandatory. You can use Colindar directly from your phone or computer browser without installing anything. If you prefer a native app experience with push notifications, it is also available for free download on Google Play Store (Android) and App Store (iPhone).
Can I see in real time if a facility is available?
Yes. The calendar updates in real time: you can see which time slots are available, how many spots remain in each slot and who has booked (if the administrator has enabled that option). This way you can decide on the spot when to go without depending on anyone.
How do I receive booking confirmations and notifications?
You receive an automatic email confirmation every time you make a booking. If you have the app installed, you also get push notifications. Additionally, if your community has configured it, you can receive general notices about usage rules, schedule changes or facility issues.
I am a community president and want to propose Colindar — what should I do?
Contact us via WhatsApp (+34 644 149 342) or through the contact form. We can give a presentation to the property manager or directly to the owners' meeting, and provide access to the free demo so the whole community can evaluate it before making a decision.

Features

How does capacity control work?
You set the maximum capacity for each facility per time slot. When it is full, the app does not allow more bookings for that slot. Residents can see in real time how many spots remain. This is especially useful for swimming pools, where regulations require capacity control.
What is automatic door opening?
It is a smart home system that allows you to open common area doors directly from the app, without physical keys. It has three modes: permanent access, scheduled access or access only with a booking. It requires specific hardware components and is available as an add-on from €251/year plus hardware costs.
Can bookings be charged automatically?
Yes, with the automatic payments add-on. When a resident makes a booking, the app handles the payment automatically. The administrator only needs to review the revenue generated by each facility. It is ideal for padel courts, barbecue areas or any space with a usage fee.
Can the app be customised for each community?
Absolutely. Each community configures its own common areas, schedules, booking rules, limits per resident and usage policies. Additionally, with the Complete + Add-ons plan, you can request custom developments for specific needs.
Does it integrate with property management software?
Yes. You can import the list of properties and users from Gesfincas, Pragma or Excel files, avoiding the need to manually enter each resident's data. This greatly speeds up the onboarding process.

Setup and support

How long does it take to set up Colindar?
With the Complete Plan, our technical team handles the entire initial setup and the app can be ready for your community within a few days. With the Basic Plan, the administrator sets up the app with the help of documentation and email support in a similar timeframe.
Do I need technical knowledge to use the app?
No. Colindar is designed to be intuitive for both administrators and residents. No technical knowledge is required. If a resident can use WhatsApp, they can use Colindar.
Who configures the application?
It depends on the plan. With the Basic Plan, the administrator handles the setup with email support. With the Complete Plan, our technical team takes care of everything: creating common areas, setting up calendars, establishing schedules and defining booking rules according to your community's needs.
What kind of technical support is included?
All plans include email support and platform maintenance at no additional cost. The Complete Plan adds WhatsApp and phone support for more direct and immediate assistance. There are no hidden costs or surprises: support and maintenance are always included.
Do you offer training for residents?
The app is so intuitive that it usually does not require training. Nevertheless, we provide help materials and our support team is available to answer any questions that may arise for both administrators and residents during daily use.

Pricing and subscription

How much does Colindar App cost?
The price depends on the size of the community and the chosen plan. Plans start from €163/year. You can check all the details on our Pricing page or use the interactive calculator to see the exact cost per property based on the number of units in your community.
What is included in the price?
Full access to the platform: user and property management, booking calendars, automatic email and push notifications, and technical support. The Complete Plan adds unlimited calendars, WhatsApp and phone support, and initial setup by our technical team.
Do prices include VAT?
No. The prices shown on the website do not include VAT. Tax is applied according to current regulations at the time of purchase.
How is billing handled?
All plans are billed annually. The monthly prices shown in the calculator are indicative to help compare the cost per property.
Can I use Colindar in a private company?
Yes, Colindar can also be used by private and public companies. The prices on the website are specific to Homeowners Communities. If you are a company, contact us at +34 644 149 342 for information about our corporate rates.

Data and security

Where is my data stored?
All data is stored on secure servers located in the European Union, with high-availability infrastructure and automatic backups. Your information is always protected and accessible only to you and the authorised persons in your community.
Does Colindar comply with GDPR?
Yes. We fully comply with the General Data Protection Regulation (GDPR). Data is stored on servers within the EU, we apply technical and organisational security measures, and only authorised persons can access the information.
Who can see my community's data?
Only authorised administrators and residents of your community can access the corresponding data. Each user has a profile with specific permissions and can only see the information relevant to them. No community can see another community's data.
Are backups performed?
Yes, automatically and regularly. Being cloud-based, you do not need to worry about making backups or data loss. Our technical team ensures that all information is always backed up and available.
